To many people who have never purchased a home before buying a new home may seem like a very large and daunting task. In actuality though if you approach it in the right way it can be a very rewarding and enjoyable experience. There are many steps that you are going to need to take before moving into your new home. Probably the most important one is making sure you have the money to buy a home, because face it with out that you can look all you want but making it become a reality would be impossible.
Where to start? If you don't have the money on hand, the best thing to do is to contact a financial expert from a local mortgage/home loan company. They can help evaluate your financial situation and most often times give you an estimate on a how much of a loan you can get "pre-qualified" for.
There are many home loan companies out there; many places can help you look in the types of loans they have available. Do not get overwhelmed by the may types of mortgages that are avialable. There are many types out there, but most are pretty straight forward. Remember these companies are out there trying to "sell" these loans to you, so shop around, familiarize yourself with the loan types, and remember it never hurts to take your time and get the right loan. As you get qualified you should never feel pressured towards one loan vs. another. Always ask them about the terms of a loan and what your final payment will be including taxes and home owners insurance. Check to see if your interest rate is locked or variable; this could change your payment amount as the years go by, and also ask how much they will charge you for setting up the loan. Keep in mind that there are also many special low interest loans available to the first home buyers, veterans, etc. so be sure to ask them if you qualify for one of these loans.
When purchasing a home it is always a good idea to have a set amount of cash aside. There will be many thing that may come up unexpected during the move in and buying process. Some homes will require other additional fees like home owners association fees, cost to hook up utilities, or just money for your new lawn mower. On top of that remember many new homes will require you to buy items like certain appliances, blinds, or anything else you would like to fill your house. Having some extra cash on hand will always help, buying a home is never a small step, and preparation is the best thing you can do to help smooth out the process. Never stretch yourself so thin that you may risk not being able to afford your new home. Know your financial situation so you can get the home you can afford.

Why should I buy a new home?
Other than the benefit of a new home just being "NEW" it also has many other benefits.
Buying a new home typically means that the whole neighborhood is fairly new and so this makes the surrounding areas new. When you buy a new home, if not constructed yet you get more of a freedom of choice in your house and can pick and choose certain things. They are things that on an older home may have been what a previous home owner liked but you don't, on a new home you can make sure these things are just the way you want them. There are many benefits to a new home and below are just a few of them. If you are going to purchase a new home make it the right one the first time and let us help you do that.
less maintenance cost: In a newer home all the equipment is new. Which means the chances of them needing to be replaces or repaired would be slimmer compared to an older home ( dishwasher, furnace, sinks, AC, etc.) Also the newer products typically will come with some type of warranty to cover them.
known history: Newer homes have a new smell&look to them and you know what has been in the house and how it has been treated. When buying an older home you never know what the previous owner has done, spilled, fixed, or just covered up. In a situation like this you can just hope that the previous owner is honest, or you don't miss anything during your inspection when getting ready to buy your home.
more choices: Many thing are left so that you can customize them instead of having to remove and replace them. ( window blinds, curtains, fixtures,additional shelves, etc.) Often times if you get to purchase a home in the building phase you have even more to choose and can customize the to your needs or just select one from our list of quality homes and add your touch to it.
newer neighborhood: A new home means a new neighborhood were families are getting ready to settle in, people are starting new stages in their lives, and people are ready to and anxious to see who their new neighbors are. Having a home in a nice neighborhood always adds to the look of your own house when inviting family and friends over. You can also expect the sidewalks, landscaping, and streets to be clean since they were just built.
everything up to city code: As homes are built they must pass a close inspection from the city before they can be completed and sold. As time goes by these codes are updated and changed to meet safty issues. With a new home you are ensured your home has passed all the latest inspection and codes.

When buying a home there are many things to consider. Many of these are decision that should be considered prior to you buying a home. Knowing some of the right questions to ask when buying your home will make your home more of an enjoyable place for you and your family. Here are just a few of them.
Here are some things to consider when purchasing your home:
How will the location of the home affect your travel time to and from work? Or taking your kids to daycare/school?
What is the school district and do they provide what you want for your kids?
How difficult will it be to pack your items up to be moved to your new location?
Are there any future building plans, or current construction that may occur around the area to benefit your deter your home's value?
Does this neighborhood have a home owners association? and if so what are some of the neighborhood rules and annual cost?
Is the home close to some of your necessities that you may need? ex. supermarket, pharmacy, gas, etc.
What are some other benefits of the neighborhood? running paths, basketball courts, parks, etc.
These are only some of the question you may want to ask before buying your home. These are things that add to a homes value outside of the home itself and often times will play a large role in your home lifestyle.
